Wyoming exempts lodging sold to the same guest for 30 or more continuous days from both sales tax and lodging tax. In Sheridan the combined rate is 13%. A Residency of 30 or more continuous nights under one agreement is not charged it, from the first night. We put the tax treatment in writing on every quote.

The Residency
Thirty nights or longer on Main Street. One flat monthly rate, no lodging tax, one invoice.
Tier 3 · 30 nights and longer
A thirteen-week contract is a long time to live in a hotel room. The Residency is the alternative: a full furnished residence in a 1910 building on Main Street, with a real kitchen, a desk built for a workday, a washer and dryer inside the door, and, at The Aspen, a private garage and a sauna.
It is priced as one flat monthly number. Utilities, fiber, parking, and housekeeping every other week are inside it. Wyoming does not charge lodging tax on stays of thirty continuous days or more, so the 13% that sits on every nightly folio in town is simply not on yours.
The Aspen page calls this an Executive Stay. Same residence, same rate, same terms. Managed by Wyo Stays, a licensed Wyoming brokerage based here. Someone local answers.
What the monthly rate includes
One flat monthly rate, invoiced monthly on net terms. Utilities, wifi, parking, and biweekly housekeeping are in the number. No lodging tax at 30 or more continuous nights.
Flat monthly rate
One number, all in. No resort fee, no cleaning fee, no utility true-up at the end. The rate on the invoice is the rate on the quote.
No lodging tax at 30+ continuous nights
Wyoming exempts lodging sold to the same guest for 30 or more continuous days from both sales tax and lodging tax. In Sheridan that is 13% you do not pay, and it is why a residence here usually costs less than the extended-stay hotel it replaces.
Biweekly housekeeping and linen refresh
Every other week: full clean, fresh linens and towels, restocked essentials. Scheduled around your calendar, not ours.
All utilities and wifi
Electricity, gas, water, trash, and fiber internet. Nothing to set up on arrival and nothing to close out when you leave.
Reserved parking
The Aspen has a private two-car garage. The Onyx has a reserved space at the building. Either way, no meters and no scraping ice at six in the morning.
A named account contact
One person at Wyo Stays owns your account from the first call through the last invoice. You will have a direct line, and so will your travel manager.
Monthly invoicing, net terms, W-9 on file
Invoiced on the first of each month on net-30 terms. W-9 and certificate of insurance provided at booking so procurement has nothing to chase.
Mid-stay check-in
A scheduled check-in around the midpoint of the stay. Anything that is not right gets fixed then, not at checkout.
Flexible extension
Assignments run long. Extend month to month at the same rate with two weeks' notice, subject to availability.
The tax, quantified
Short-term lodging in Sheridan carries 13% in tax: 6% sales tax and 7% lodging tax, added to every nightly folio. Wyoming exempts lodging sold to the same guest for 30 or more continuous days from both sales tax and lodging tax. A Residency is exempt from the first night, not the thirty-first.
At The Aspen's published rate of $4,800 per month, that is:
| 30 nights | $624 not paid |
|---|---|
| 90 nights (a typical locums block) | $1,872 not paid |
| 180 nights | $3,744 not paid |
| 12 months | $7,488 not paid |
Rates shown are the combined state and Sheridan County rates in effect at publication. The exemption applies to the same guest or company occupying the residence for 30 or more continuous days under one agreement. We confirm the tax treatment in writing on every Residency quote.

Who this is built for
Corporate assignments
Project teams, executives on rotation, auditors and engineers in town for a quarter. Two bedrooms means a colleague has a door, and the kitchen means expense reports get shorter. Invoiced to the company, one line per month.
Locum tenens and travel clinicians
Sheridan Memorial Hospital is four minutes by car. Thirteen-week blocks are the norm here, and extensions are common. Two clinicians can split a residence and each have a full bath. The garage matters in January.
Relocation
Between houses, ahead of a closing, or after one fell through. Month to month with two weeks' notice to extend, so you are not choosing between a lease you do not want and a hotel you cannot stand.
Questions we get
Yes. Below 30 nights the stay is a nightly booking, taxed as one, and priced as one. At 30 nights and beyond it becomes a Residency at the flat monthly rate.
Yes, and most are. We invoice the company monthly in advance on net-30 terms, with a W-9 and certificate of insurance on file before arrival. The corporate page has the rate sheet and the documents procurement usually asks for.
Month to month at the same rate with 14 days' notice, subject to availability. Extensions are common, so we hold the residence for you where we can once you tell us it is likely.
30 days' written notice; rent is prorated to the notice date. Contracts end early sometimes. We would rather know than have you carry a residence you are not in.
The Aspen if you are driving in winter, cook, or want the sauna after long shifts: it has a private two-car garage, three full baths, and 2,400 square feet. The Onyx if you want to be closest to the street and its rate for your dates works better. Tell us the assignment and we will say which.
No. Both residences are on the second floor by stairs. If that is a problem, say so before you book rather than after you have driven to Sheridan.
